Financing & investment FAQs.

The questions we're asked most often on-site.

Most lenders finance up to 75–80% of the property value, so plan for a down payment of roughly 20–25%, along with stamp duty and registration charges which are paid separately and not financed.

Yes. Construction-linked disbursement is standard — the bank releases funds in stages tied to construction milestones, and your EMI (or pre-EMI interest) begins from the first disbursement.

Our in-house sales team assists in preparing your documentation and coordinating with your bank or NBFC of choice — we don't charge a facilitation fee for this.

Historically, capital appreciation has outweighed rental yield in Bengaluru's growth corridors — rental yields typically run 2–3.5% annually, while well-located properties have appreciated faster over 5–10 year holding periods. Both are factored into the ROI calculator above.

Yes — IndraDharthi Projects Pvt. Ltd. is registered under RERA Karnataka (Ack. No. ACK/KA/RERA/1251/309/AG/260921/008462). Project-specific registration numbers are shared in your sale agreement and available on request before booking.

Beyond stamp duty, registration and GST, budget for a one-time maintenance deposit, khata transfer charges, legal fees, and optional interior/parking costs — typically 8–12% over the quoted price in total.
